Architecture Committee​

The Architectural Committee (AC) is made up of three volunteer home owners of the neighborhood as appointed by the Homeowners Association (HOA) Board of Directors according to the Declaration of Covenants, Conditions and Restrictions (DCCR). The AC’s primary goal is to assist residents in complying with the deed restrictions so that the entire neighborhood benefits from both a consistent quality of life as well as whatever improvements our neighbors choose to make. In doing so, the AC reviews and approves all plans and specifications for improvements upon the property that are submitted with the Architectural Committee Improvement Application and enforces compliance of the Deed Restrictions.

PROPERTY INSPECTIONS

Inspections are now being performed on Thursdays.
Here is a list of helpful tips to avoid the most common violations:

  •   Lawn maintenance should be performed once a week

  •   Lawns need to be mowed then edged along all curbs, driveways and sidewalks

  •   Grass needs to be trimmed along flowerbeds, house foundation, fence line, trees and other fixtures in the yard

  •   Flowerbeds need to be free of weeds and overgrown grass

  •   Grass needs to be removed from cracks in the driveway, sidewalk and curb line

  •   Sweep up grass clippings from the street, sidewalks and driveways

  •   Trashcans and recycling bins need to be stored in the backyard or in the garage or behind an approved fence screen

  •   Basketball goals need to be maintained in good condition

  •   Portable basketball goals need to be kept out of the street and off sidewalks

  •   Contractor yard signs need to be removed as soon as the work has been completed

  •   Property needs to be free of unsightly articles

To better serve our neighborhood and assist us in enhancing the image and the property values of The Club at Wells Point, the Architectural Committee (AC) has drawn together some general guidelines addressing the most commonly asked questions regarding the Declaration of Covenants, Conditions and Restrictions for The Club at Wells Point (DCCR) as they pertain to AC issues.

AC APPLICATION PROCESS

The purpose of this document is to assist you, a resident of The Club at Wells Point, in planning and completing your next project efficiently and appropriately, and to help give you a better understanding of our Deed Restrictions.

AC IMPROVEMENT APPLICATION

The AC Application authorizes you to do a specific activity, whether you do the work yourself or hire a contractor. Homeowners must submit an AC Application for approval by the AC prior to beginning any home improvement project.

FINE POLICY

In an attempt to improve the marketability of our homes and to recover a portion of the costs associated with management fees for deed restriction violations in The Club at Wells Point, the Association Board approved a fine policy for deed restriction violations. This policy was approved and became effective in January 2007.

 

DECLARATION OF COVENANTS, CONDITIONS, AND RESTRICTIONS (DCCR)

The DCCRs are a set of legally enforceable rules and regulations about the use of the land or lot and residence.
